The Types of Commercial Roofs We Install
Built-Up Roofs (BUR)
Built-up roofing systems, or BURs, have been around for over a hundred years and are one of the most common flat roofing systems you’ll find on commercial buildings. They are made out of multiple layers of roofing felt, asphalt, and gravel. Upkeep includes adding layers to the system, which can be convenient in the short to medium-term. Over time, this will add weight to the roof and will require extensive removal of all the layers before installing a new system.
Modified Bitumen Roof
Like a BUR roof, modified bitumen is an asphalt-based roofing material applied in layers. It is incredibly weather-resistant and constructed for insulation and protection. It is relatively easy to install and can be used on both residential and commercial applications. Many commercial property owners view modified bitumen as a cost-effective roofing solution that will save them a lot of money in both the short and long term.
Spray Foam Roofing
Spray foam roofing is applied to a roof as a liquid. Then, it expands and hardens into a solid layer. This is a great option for oddly shaped roofs or ones that have many nooks and crannies. It also works very well as a combination roofing-insulation solution. You can respray a roof as needed, but typically it is unnecessary for 10-20 years.
EPDM roofs, also known as rubber roofs, are made out of durable synthetic rubber and is easy to install on most flat roofs. It is lightweight and flexible, with widths of 7.5 to 50 feet. You can install this material onto small or large roofs in different ways; whether you choose to adhere, mechanically fasten, or ballast it, your EPDM roof can offer great protection for your roof for the next 15 to 20 years.
TPO roofing is a standard single-ply membrane option among commercial facilities. It’s energy-efficient and easy to apply. It comes in rolled-up sheets that are 10 to 20 feet wide. A typical TPO roof can last for up to 30 years with minimal maintenance.
PVC roofing is built so strong that it is installed by welding the seams together. It offers top performance that is a larger investment at first but well worth the cost. It is impermeable to moisture with excellent durability. Because it is naturally white, you don’t need to add on any roof coatings or treatments for it to reflect heat.
There are various roof coating options available to help extend the life of your existing roof: acrylic, silicone, polyurethane, and fluid-applied membranes. Each one has a different purpose depending on your needs and budget. If your current roofing system is not quite ready for a replacement but could use some rejuvenation, we’d love to present you with our roof coating options!
Flat roofs are built with a slight pitch to roll off water and snow easily. There are different types of flat roof materials available; you will be certain to find a perfect flat roof to match your needs. Also, because water and snow roll off flat roofs at a slow rate, the methods and materials used to construct flat roofs are engineered so that you never have to worry about water, fire, or wind damage.
